A resale inspection is a comprehensive evaluation designed to give buyers and sellers an honest look at the current health of a septic system. Unlike a simple “walk-over,” our process involves locating and opening the tank covers to inspect the structural integrity of the tank, checking the baffles, and measuring the sludge and scum levels. We also evaluate the liquid level in the drainfield to ensure the system is accepting effluent as designed. Our goal is to provide a clear, documented report that ensures there are no expensive surprises waiting for the new homeowners after the closing.

An inspection provides a professional “snapshot” of the system’s condition on the day of the test. While it can identify current failures, aging components, or signs of past stress, it cannot predict future usage habits or the exact remaining lifespan of a system.

If an inspection reveals a deficiency (such as a cracked tank, a failed pump, or a saturated drainfield) it doesn’t necessarily mean the property can’t be sold. It simply means repairs or a system replacement will be required to bring the property into compliance with Wisconsin code.
